Selling a home

Plan your preparation, compare offers and estimate what remains.

Talk through your home, the preparation it may need and the timing that works for you.

What might I walk away with?

Start with your expected price and estimated closing deductions. Use lender payoff quotes, not just mortgage statement balances. Enter 0 only when a cost does not apply. Nothing is sent or saved.

Include any HELOC or other lien in payoffs. Other costs can include title fees and tax prorations. Use the fees in your agreement; no commission rate is assumed.

Buyer credits, repairs and adjustments

Count each amount once. Include repairs here only if paid out at closing. Already-paid preparation costs are not deducted from closing cash again.

This is a planning estimate, not profit or an after-tax amount. Final payoffs, prorations and other adjustments can change it. Your settlement agent confirms the final amount.

How should I compare offers?

The highest price is only part of the picture.

  • Compare what remains after agreed fees, buyer credits and other costs.
  • Talk through financing, inspection conditions and the requested closing date.
  • Keep each offer and its assumptions together before deciding.

Lindsay can help you compare the terms. You choose the offer that works for you.

What should I plan before listing?

Start with your timing, the home's condition and what comes next.

  • Separate needed preparation from optional improvements. Not every project pays for itself.
  • If you wait, consider ongoing loan, tax, insurance, HOA and maintenance costs.
  • Selling and then buying? Keep the sale's closing cash separate from the next home's down payment and costs.

Bring your questions. There is room to work out a plan without rushing.
