What help might be available?
A smaller upfront bill can help. Let’s also understand what you pay later. Open a topic for a few useful questions.
Oklahoma down payment assistance
OHFA and REI Oklahoma offer assistance through participating lenders. Income, property and loan requirements apply. Assistance can be a gift, a forgivable loan or a repayable loan, depending on the program.
Ask: What must I repay if I sell or refinance? Does assistance change the rate or fees? Can it be combined with other help?
Seller, builder and lender incentives
A seller or builder may offer an allowed closing-cost credit or fund a rate buydown. A closing-cost credit is different from a down payment. Your loan sets the limits.
A temporary buydown reduces early payments for a set period. Ask what the payment becomes afterward. Discount points trade upfront cost for a lower rate; rate-linked lender credits trade lower upfront cost for a higher rate.
Ask: Does the offer require a particular lender? What are the full rate, fees and later payments? Compare written Loan Estimates without assuming you can refinance.
Physician and medical-professional loans
Some lenders offer programs for qualifying medical professionals, including certain residents and fellows. For example, Arvest lists an Oklahoma physician-loan program with flexible underwriting and no mortgage insurance. Eligible professions and terms differ by lender.
Ask: Does my degree and employment qualify? How are student loans counted? Is the rate fixed or adjustable? Compare cash needed, APR, fees and payments with other loan choices.

OHFA lists special-rate options for qualifying school employees, first responders and Oklahoma state employees. Ask a participating lender about current requirements and compare other eligible loan choices too.
